The increasing number of years, Wates became one of the densest districts. The large number of residents and activities that occur caused changes in land in Wates. So that it affects the change in land value in the region. This study uses 2012 and 2017 land use digital maps and land value zone pens for 2012 and 2017. Previously, digitizing the Wates District land use maps in 2012 and 2017 was previously done and maps of land value zones for 2012 and 2017 using imagery Quicbird Year 2017 and 2012 and transaction data from field surveys. Making a map of the land value zone in Wates Subdistrict using Microsoft Excel software and Geographic Information System processing software. Making land use change map using Geographic Information System processing software. Overlays were carried out on land use maps and land value maps for 2012 and 2017 and found land value changes to land use changes in 2012 and 2017 Research results show that in the period of 2012 to 2017 changes in land values due to changes in land use occurred in 18 locations. The total area of land use change in the District of Wates in the period 2012-2017 is 35,133 m2. Land use that experienced the highest change was settlement changed to trade and services with an area of 6,748 m2 with a percentage of 19.21% of the total area with an increase in land value of Rp. 400,000, - per m2. Land use experienced the lowest change, namely the garden turned into a settlement with a change area of 14 m2 with a percentage of 0.04% of the total area with an increase in land value of Rp. 40,000, - per m2. The results showed that land use that experienced changes indirectly affected changes or increases in land values. Seen as a whole the change in land value is caused by several factors such as the accessibility of access or mobility to the city center, the increase in the economic area, and also the increase of land as a place to live.
