		abstract={The value of the company is illustrated to assess how the management
function is carried out, if the shares of a company are high then the higher the
level of acceptance of the owners of the company. To increase the value of the
company, the company is stuck in order to continue to grow. This development
can be realized if the company makes the best investment. To fund investment
activities, companies must determine the optimal source of funds to maximize the
value of the company.
This study aims to determine the effect of Debt Policy, Intellectual Capital,
Corporate Social Responsibility to changes in Company Value. The population in
this study is the property and real estate sub-sector companies listed on the
Indonesia Stock Exchange (IDX) in 2015-2017, as many as 40 manufacturing
companies in various industrial sectors. The sample used in this study was 120
(one hundred and twenty) manufacturing companies which were calculated using
purposive sampling techniques. The analysis technique of this research uses
multiple linear regression analysis.
The results showed that Intellectual Capital obtained in part and Corporate
Social Responsibility has a positive and significant influence on the value of the
company, while the Debt Policy does not affect the value of the company.

Nilai perusahaan digambarkan untuk menilai bagaimana fungsi
manajemen dilakukan, jika saham suatu perusahaan tinggi maka semakin tinggi
pula tingkat penerimaan para pemilik perusahaan. Untuk meningkatkan nilai
perusahaan , maka perusahaan dituntu agar dapat terus berkembang.
Perkembangan tersebut dapat terwujud jika perusahaan melakukan investasi
sebaik-baiknya. Untuk mendanai kegiatan investasi maka perusahaan harus
menetukan sumber dana yang optimal untuk memaksimalkan nilai perusahaan.
Penelitian ini bertujuan untuk mengetahui pengaruh Kebijakan Hutang,
Modal Intelektual, Tanggung Jawab Sosial Perusahaan terhadap perubahan Nilai
Perusahaan. Populasi dalam penelitian ini adalah perusahaan sub-sektor properti
dan real estat yang terdaftar di Bursa Efek Indonesia (BEI) pada 2015-2017, yang
sebanyak 40 perusahaan manufaktur di berbagai sektor industri. Sampel yang
digunakan dalam penelitian ini adalah 120 (seratus dua puluh) perusahaan
manufaktur yang dihitung menggunakan teknik purposive sampling. Teknik
analisis penelitian ini menggunakan analisis regresi linier berganda.
Hasil penelitian menunjukkan bahwa Modal Intelektual yang diperoleh
sebagian dan Tanggung Jawab Sosial Perusahaan memiliki pengaruh positif dan
signifikan terhadap nilai perusahaan, sedangkan Kebijakan Utang tidak
mempengaruhi nilai perusahaan.
