The high level of development and the influx of investors have a big influence on land ownership status and land prices in Labuan Bajo Village. This research aims to determine the characteristics and analyze land in Labuan Bajo Village before and after being designated as KSP in 2016 and 2022, as well as the factors that influence land prices in Labuan Bajo Village after being designated as KSP. The analytical method used is quantitative descriptive analysis in the form of percentage analysis, T test and factor analysis. Data collection methods are carried out through observation, interviews, questionnaires and documentation. The results of the analysis show that in 2016 there were 2,009 residents who had land ownership status and in 2022 there were 2,727 residents who had land ownership status. Active property rights have an increase percentage of 0.34%, active building use rights have an increase percentage of 0.80%, active personal rights have an increase percentage of 0.16%, and active inheritance rights have an increase percentage of infinity. Land prices in Labuan Bajo Village have changed by 22.42% from 2016 to 2022. The high and low land prices are also influenced by other factors such as accessibility, affordability of public facilities, land use and patterns and others. Based on SPSS results, the calculated t value of the land price characteristics of Labuan Bajo Village before and after being designated as KSP is 0.000 (0.000 < 0.05). Based on these results, it can be concluded that H0 is rejected and H1 is accepted, which means that there is a significant difference reaching 31.89% in the characteristics of land prices in Labuan Bajo Village. Meanwhile, factor analysis found 6 factors that influence land prices, namely location and accessibility factors, social factors, facilities and infrastructure factors, government factors, physical factors and land use factors. These factors cannot be separated from determining land prices because considering these 6 factors, land price fluctuations can occur at any time.
