		abstract={This study aims to determine the effect of free cash flow, leverage, liquidity to 
dividend policy and profitability as an intervening variable in Property and Real 
Estate companies for the 5 year period 2017-2021. The method in this study totaled 
86 companies using purposive sampling, resulting in 50 samples from 10 companies. 
The research data is taken from the financial statements of each go public company 
from the property and real estate sector listed on the IDX. The data analysis 
technique used is simple linear regression assited by the SPSS program. The results 
show that free cash flow, leverage, and liquidity do not effect dividend policy
significantly. Profitability is able to mediate the effect of free cash flow, leverage, 
liquidity to dividend policy while profitability is unable to mediate the effect of free 
cash flow, leverage, liquidity to dividend policy.}
