Abstract :
The development of housing is growing rapidly in the city of Malang and the suburbs of Malang. This is due to the many requests for housing needs not far from the city, one example is the construction of Austinville housing. Which financial aspects will be analyzed to determine whether the Austinville housing development project is financially viable. Alternative financial conditions will be made to give developers the option to get greater profits compared to normal financial conditions. The results of the financial feasibility analysis were obtained under normal conditions NPV = Rp 1,040,350,321, PI = 1,008, IRR = 8.90%, and PP = 6 years 10 months. Alternative 1 is obtained NPV = Rp. 12,714,917,611, PI = 1,102, IRR = 10.57%, and PP = 6 years 6 months. Alternative 2 is obtained NPV = Rp. 11,607,096,111, PI = 1,093, IRR = 10.32%, and PP = 6 years and 7 months. And alternative 3 obtained NPV = IDR 180,746,909, PI = 1,001, IRR = 8.78%, and PP = 6 years 11 months. Whereas for sensitivity analysis, the results show that under normal financial conditions, the most influential indicator is housing unit sales income, sensitive if there is a 5% decrease in housing unit sales, there are 192 viable combinations and in alternative financial condition 1 of the most influential indicators is housing unit sales revenue, sensitive if there is a 15% decrease in home unit sales, there are 355 feasible combinations.
