Abstract :
Title: Cost and Time Performance Analysis Using Earned Value Methods (Case Study of Female Apartment Projects), Name: Devi Apriyani, Nim: 41117110077, Lecturer: Dr. Mawardi Amin. MT., 2019. One way to determine project performance is to use the Earned Value method. Earned Value combines the elements of schedule, cost and work performance of physical development that has been carried out in the field so that it can be estimated the cost and time to complete the project. This method can detect as early as possible if there is a swelling of costs or delays that may occur in the implementation of a project. The purpose of this study is to know the performance of costs and time, the estimation of costs and time at the end of the project completion and to know the jobs that contribute to the delay. The results of the study up to the 81st week showed that to complete all the work required an additional 18 days from the plan, meaning the project had a delay. This is evidenced by the value of SPI (Schedule Performance Index) <1. While in terms of cost, the performance of this project is positive or CPI (Cost Performance Index)> 1. The work that contribute to delays in this project is structure of 3rd basement, there is no steel worker so it affects progress in the field.. Salah satu cara untuk mengetahui kinerja proyek adalah dengan menggunakan metode Earned Value. Earned Value memadukan unsur jadwal, biaya dan prestasi kerja pembangunan fisik yang sudah terlaksana di lapangan sehingga dapat diperkirakan biaya dan waktu untuk menyelesaikan proyek. Metode ini dapat mendeteksi sedini mungkin bila terjadi pembengkakan biaya maupun keterlambatan yang mungkin terjadi dalam pelaksanaan suatu proyek. Tujuan penelitian ini adalah unutk mengetahui kinerja biaya dan waktu, estimasi biaya dan waktu pada akhir penyelesaian proyek serta mengetahui pekerjaan-pekerjaan yang berkontribusi terhadap keterlambatan. Hasil penelitian sampai dengan minggu ke-81 menunjukkan bahwa untuk menyelesaikan seluruh pekerjaan diperlukan tambahan waktu 18 hari dari rencana, berarti proyek mengalami keterlambatan. Hal ini dibuktikan dengan nilai SPI (Schedule Performance Index) < 1. Sedangkan dari segi biaya, kinerja proyek ini bernilai positif atau CPI (Cost Performance Index) > 1. Adapun pekerjaan yang paling berkontribusi terhadap keterlambatan pada proyek ini yaitu pekerjaan struktur bawah basement 3 hal ini disebabkan oleh tidak adanya pekerja besi sehingga mempengaruhi progres di lapangan.
